Why Pre-Construction Treatment Is Non-Negotiable

Subterranean termites are the most destructive pest in the United States, causing an estimated five billion dollars in property damage annually, the vast majority of which is not covered by standard homeowner's insurance policies. These termites live in underground colonies that can contain hundreds of thousands of workers, all continuously foraging through soil in search of cellulose material. When a new structure is built on untreated soil, it is essentially placed on top of an active termite habitat, and the wooden elements of the structure become a permanent food source for the colony below.

Pre-construction treatment solves this problem permanently and economically. By treating the soil before and immediately after the concrete slab is poured, we create a continuous chemical barrier between the termite colony below and the wood framing above. This barrier is invisible, odorless once set, and remains active for years. The cost of pre-construction treatment is a small fraction of what post-construction treatment costs, and it is dramatically more thorough because there are no floors, walls, or finished surfaces obstructing access to the soil.

Understanding Subterranean Termite Behavior

Effective pre-construction treatment requires understanding how subterranean termites access above-ground structures. Unlike drywood termites, which infest wood directly, subterranean termites must maintain contact with soil moisture to survive. They build mud tubes to travel from the ground to wood structures above, and they can enter buildings through cracks in concrete as narrow as 1/64 of an inch. This means no slab, no matter how carefully poured, provides a reliable barrier on its own without soil treatment. Our pre-construction program accounts for every potential termite entry route.

The Three-Stage Treatment Protocol

1

Pre-Slab Soil Treatment

Prior to concrete being poured, we treat the entire soil area within the building footprint, including fill soil brought in to grade the site. This is the most important stage, as it treats the largest volume of soil with the greatest accessibility and creates the foundational chemical barrier.

2

Critical Area Treatment

After the slab is poured, we drill through the concrete at all plumbing and utility penetrations to treat the soil directly beneath, and we treat expansion joints in the slab. We also treat the perimeter soil along all foundation walls and any interior plumbing trenches.

3

Post-Construction Inspection and Certification

We provide a written treatment certificate documenting all areas treated, products applied, rates used, and the date of treatment. This certificate is required by most mortgage lenders and building departments and transfers with the property upon sale.

Products and Compliance Standards

We use only termiticides that are registered specifically for pre-construction soil treatment with state and federal regulatory agencies. Our primary treatment products include non-repellent termiticides that termites cannot detect or avoid, ensuring complete coverage rather than the termite population finding and navigating around treated zones. All products are applied at label-compliant rates and in compliance with applicable state structural pest control regulations. We maintain complete records of every treatment performed and can provide documentation for permit applications, real estate transactions, and insurance purposes.
